Innerhalb von 48 Stunden melde ich mich bei dir, und ich würde dich gern persönlich treffen. Nicht, um noch mehr Formulare auszufüllen, sondern um den Menschen dahinter kennenzulernen: deine Bedürfnisse, deine Träume, deine Wünsche. Ich erkläre dir offen, wie ich arbeite und was ich berechne, und du kannst mich alles fragen. Das Treffen kostet dich nichts, und danach entscheidest du ganz frei.
Within 48 hours I come back to you, and I'd like us to meet face to face. Not to fill in more forms, but so I can get to know the person behind them: your needs, your dreams, your wishes. I'll explain openly how I work and what I charge, and you can ask me anything. Meeting me costs you nothing, and afterwards you decide freely.
2. Wir halten es schriftlich fest2. We agree, in writing
Wenn du möchtest, dass ich diesen Weg mit dir gehe, unterschreiben wir einen Suchauftrag. Darin steht klar, was ich für dich tue, was es kostet und wann es fällig wird. Und es ist ganz einfach: Du zahlst erst, wenn du beim Notar unterschrieben hast. Bis dahin trage ich alles, was ich für dich tue, selbst.
If you'd like me to walk this road with you, we sign a search mandate. It says clearly what I'll do for you, what it costs, and when it's due. And it's simple: you only pay once you've signed at the notary. Until then, everything I do for you is at my own cost.
3. Wir bereiten uns vor, gemeinsam3. We prepare, together
Bevor ich nach einem einzigen Zuhause suche, möchte ich dein ganzes Bild verstehen. Nicht nur Preis und Immobilie, sondern auch das Leben drumherum. Je mehr ich weiß, desto besser bin ich auf alles vorbereitet.
Before I search for a single home, I want to understand your whole picture. Not just the price and the property, but the life around it. The more I know, the better I'm prepared for whatever comes.
4. Wir besichtigen, gemeinsam4. We view, together
Wir treffen uns 15 Minuten vor der Besichtigung und gehen zuerst die Straße entlang, damit du ein Gefühl für die Nachbarschaft bekommst, bevor du das Zuhause siehst.
We meet 15 minutes before the viewing and walk the street first, so you get a feel for the neighbourhood before you see the home.
5. Ich verhandle, für dich5. I negotiate, for you
Wenn du das Richtige gefunden hast, sagst du mir, wo du stehst, und ich übernehme ab da. Ich sitze für dich am Tisch, damit du es nicht musst. Du weißt immer, was passiert, und nichts wird ohne dein Ja vereinbart.
When you've found the one, you tell me where you stand, and I take it from there. I sit at the table for you, so you don't have to. You'll always know what's happening, and nothing is agreed without your yes.
6. Zum Notar, und nach Hause6. To the notary, and home
Auch auf dem letzten Stück bist du nicht allein. Ich kümmere mich um die Schritte bis zum Notar, gehe den Vertrag mit dir durch und bleibe an deiner Seite, bis du deine Schlüssel in der Hand hältst. Die Notarkosten gehören zu deinen Kaufnebenkosten, und ich sorge dafür, dass du sie kennst, bevor irgendetwas beginnt.
Right to the very end, you're not alone. I take care of the steps to the notary, go through the contract with you, and stay by your side until the day you hold your keys. The notary's costs are part of your purchase costs, and I'll make sure you know them before anything starts.
