Was dazukommt, nennt man Kaufnebenkosten.

What the price on the Exposé does not include

You see 450,000 € on the Exposé, the property listing.

You need more than that before the key is in your hand.

The price on the Exposé is only part of what a property purchase costs in Germany. What comes on top is called Kaufnebenkosten, the additional buying costs. On a Berlin flat priced at 450,000 €, they look like this:

  1. Grunderwerbsteuer (property transfer tax), Berlin, 6%: 27,000 €

  2. Notary and land registry, roughly 1.5% to 2%: 7,000 € to 9,000 €

  3. Broker's fee on the buyer side, where a broker is involved: as agreed in writing

Total additional costs: around 36,000 €, plus the broker's fee if one is involved.

This is the number many buyers see too late. Some only at the notary appointment. Some only when the financing wobbles, because the bank finances the purchase price, while the additional costs must come from the buyer's own money.

The rule I give every buyer in our first conversation: budget about 8.5% on top of the price you see on the Exposé for tax, notary and land registry, plus any broker's fee you have agreed in writing. It is a little more than the exact sum, on purpose. If it ends up less, the difference stays with you.

On 450,000 € that is around 38,000 €.
On 600,000 € that is around 51,000 €.
On 800,000 € that is around 68,000 €.

This money has to be paid before the keys change hands. And in most cases, it cannot be added to the mortgage.

So when you work out what you can afford, the price on the Exposé is not the number to calculate with.

Price + 8.5%, plus the broker's fee.
